NorthPark Residences Launches near Signature at Yishun

New private home sales jumped a breath-taking 83.4 per cent in April, up from March figures.

The strong upswing was largely led by 2 new projects – Botanique @ Bartley and North Park Residences – that were launched at competitive prices that attracted buyers.

At the 920-unit North Park condo, which led with 486 units sold at an average of $1,374 per sq ft (psf), 73 per cent of units sold so far are priced below $1.2 million, noted Mr Eugene Lim, the KEO of ERA Realty Network, that will be marketing the upcoming Signature at Yishun EC.

2 in 3 North Park Condo buyers are HDB upgraders

NORTH Park Residences in Yishun (near to the upcoming Signature at Yishun) appears to be popular among upgraders.

About two in three buyers hold HDB addresses. Another 20 per cent have private non-landed addresses, while 14 per cent come from a private landed address. A small number registered foreign addresses.

Most of the buyers range between 31 to 50 years old, and most of this age group are also HDB upgraders.

This bodes well for the upcoming launch of the Signature EC at Yishun, which is designed with larger spaces than most executive condominiums, to attract upgraders looking for a more comfortable lifestyle.

Sales in Other Areas

At Botanique @ Bartley, which was the next biggest seller at 254 units sold at an average pricing of $1,290 psf, 84% of units moved were below $1.2 million.

Over 70 per cent of its 797 units are tagged at below $1 million, with one-bedders from 495 sq ft and $598,000, and two-bedders from 657 sq ft and $798,000.

The strong sales at North Park Residences and Botanique @ Bartley boosted sales figures in the suburbs, where 975 units were sold in the month.

In the city fringe area, 113 units were sold, led by Sims Urban Oasis, which sold 41 units at an average price of $1,411 psf last month. Another 17 units were sold at City Gate in Beach Road at an average price of $1,880 psf.

The overall sales figure for the month, including executive condominiums, a public-private housing hybrid, was 1,218 homes, a 76 per cent rise from March.

Another new project is launching soon, by an equally good developer as Frasers Centrepoint. Seneca Residence is set to get a warm welcome. While unlike North Park that is a mixed development housing both residential apartments and commercial retail space, this new project is a purely private residential development.

However the Seneca condo does boast the advantage of having HillV2 as its immediate neighbour next door. HillV2 is a small upmarket shopping centre that is touted as a lifestyle mall offering gourmet delights. It is a hip and cool place, for hanging out with friends, or just for a cosy dinner with family.

Seneca Residence also enjoys the advantage of being surrounded by greenery, as it is ringed by several parks and nature reserves, stretching from Bukit Gombak, all the way round to the Dairy Farm park and Bukit Timah Nature Reserves.

The Seneca condo floor plans are not ready yet as they as still pending final approval from the relevant authorities. The apartment types is expected to range from one to 4 bedroom units. However as this is not a big development, there are limited numbers of each unit type.
